Fisher Architecture LLC, Announces Start of Construction on the Renovation of Village at McKee Branch Multi-Family Project in Dover, Delaware

December 8, 2015 – Fisher Architecture LLC, an experienced architectural firm providing functional design and construction solutions to clients, announced the start of construction on the renovation of the Village at McKee Branch townhouse community on Harmony Lane in Dover, Delaware, a joint venture between Milford Housing Development Corporation and Green Street Housing financed by Low-Income Housing Tax Credits (LIHTC).

Fisher Architecture was hired to provide design services for the renovation of the existing townhouse community to convert the units into garden style apartments.  Through this process the firm was able to add more apartments to the existing footprint, a community building and play area for neighborhood children.  The new development also offers convenient access to walking paths and parking. 

The Village at McKee Branch project consists of the renovation of 13 buildings with 71 townhouse units being converted into 66 apartments throughout 12 buildings and the construction of a new Community Center building with a leasing office, a business center, and community room with a kitchen and laundry facilities. Each building is being stripped down to its foundation and additional concrete masonry units are being added to raise the new floor height, from where new construction begins.  The garden flats and two story townhomes range from two to three bedroom designs. 

“If it weren’t for Keith Fisher’s staying power and dedication this project would not be in the construction phase today,” said Tom Ayd, Green Street Housing.  “After more than a half dozen reiterations, Keith’s expertise and guidance was the determining factor for whether or not the physical structures would support the ideas and overall objectives of the community.  He was the first person I called to ask if what we had down on paper was physically possible for someone to build – and now someone is doing just that.” 

“Our team coordinated closely with the general contractor to develop solutions to ease construction and speed up the timeline,” said Keith Fisher, Fisher Architecture LLC.  “Initially the existing townhomes suffered crawlspace flooding which caused structural deterioration.  Our team originally intended to keep the existing framing of the buildings but after further investigation it was determined necessary to elevate the buildings and build new.” 

“The Village at McKee Branch is a very exciting redevelopment project,” said Russ Huxtable, Milford Housing Development Corporation.  “Through hard work and dedication we were able to take a tired project with a lot of problems and design, rebuild and recapitalize within the community.  New on-site property management services will also provide opportunities and resources for the residents and their families.” 

In addition to submissions made to the permitting office, Fire Marshal, and the Civil Engineering firm the project also required review and coordination with the Delaware State Housing Authority for compliance with the LIHTC threshold and competitive design requirements.  Fisher Architecture worked closely with DSHA and Green Street Housing to finalize the design and assure all requirements were met. The neighborhood now includes 20% of units as Accessible units complete with ramps and site wide accessibility upgrades.

Fisher Architecture has worked with Green Street Housing on eight prospective and completed acquisition/rehabilitation and new construction LIHTC projects in Maryland and Delaware including Greenside Manor, Heron Run, Greenwood Acres, The Village at Slippery Hill and Rivertown Landing.
