Fisher Architecture announced the completion of the newly renovated Village at Iron Branch apartment community at 17 Parker Circle in Millsboro, Delaware. Fisher Architecture chief operations director and project manager Heather Morrison and team leader Tim Bain provided full architectural design and rehabilitation to the 1973 garden apartment complex. The project included a complete gut of the original thirty-eight apartments in ten buildings covering 41,210 square feet.

“This is our sixth project with Green Street Housing,” said Keith Fisher, principal, Fisher Architecture. “Affordable housing projects like this one are important to the economic strength of the communities they serve. This was a rebranding of the community with an updated façade, site amenities and curb appeal of the buildings. Truly something for its residents to be proud of and prosper in.”

The renovations merged two buildings to allow end units to expand to two bedrooms and center units to three bedrooms. This also upgraded eight units to current ADA standards. The buildings were gutted down to framing, with any non-bearing walls removed completely to allow for a more open floor plan.

“The one thing that a project this challenging does for a development team is test the patience and endurance of each member,” said Tom Ayd, Green Street Housing. “Fisher’s team was steadfast in its commitment to this project all the way until the end.”

New site amenities included a new community building with leasing offices, community room with a kitchen and business center, a maintenance shop, restrooms, and a bus stop. The property was regraded to add sidewalks and assure an accessible path crossed the entire site. The development team coordinated with Pando Alliance, an energy consultant, to assure the building envelope and selected appliances were energy efficient. Exterior materials consisted of vinyl siding and adhered stone with PVC trim accents, and asphalt shingle roofs with metal roof accents.
